Property Tax Discounts for Solar Panels in Spain – A Complete Guide
Investing in solar panels in Spain not only reduces your electricity bills and offers access to Swedish or EU incentives with a short payback period.
Many property owners, however, forget that they can also apply for a discount on the municipal property tax (IBI) – a benefit that can improve the return on your investment even further.
What the law says
Note: If the installation is mandatory by building code, many municipalities will not grant the discount.
Who decides the discount?
The municipality sets the exact percentage, duration, and requirements.
Regions (e.g. Andalusia, Catalonia, Madrid) may publish guides and promote incentives, but they do not decide the property tax discounts.
Examples by city
Barcelona: 50% IBI for 3 years on voluntary installations + up to 95% ICIO.
Madrid: Up to 50% IBI for up to 5 years. Application must be filed the same year the installation is registered.
Málaga: 15% IBI for 3 years, capped relative to installation cost.
Seville: 50% IBI for 3 years.
Valencia: 50% IBI for 3 years (not applicable if installation is mandatory).
Marbella / Fuengirola / Torremolinos: Typically 25–50% for 3–5 years.
Nerja: Currently no specific IBI or ICIO discount for solar installations.
How to apply
1. Building permit or declaration (licencia de obra or declaración responsable).
2. Documentation: invoices, proof of payment, technical certificate, and sometimes photos.
3. Registration: in some municipalities, the installation must be registered in the regional registry.
4. Apply on time: usually via the municipal e-office. The discount typically applies starting the next tax year.
5. Review the decision: check percentage, duration, and any cost cap (e.g. Málaga applies a 15% discount for 3 years, capped at 33% of installation cost).
Existing installations
Retroactive claims are rare.
Upgrades: in some municipalities, adding elements such as batteries can qualify as a new action and trigger a new discount application.
Don’t forget ICIO
Apart from IBI, you may also receive a reduction on ICIO (building permit tax) of up to 95%.
This must usually be applied for at the same time as the building permit.
